Most DFW homeowners choose between seamless steel, fiber cement, vinyl and engineered wood. What is different about siding Fort Worth and Dallas brick homes?

On most DFW houses, siding covers only the gables, the second story above a brick ground floor, the dormers and the chimney chase. Those are the highest, hardest-to-reach and sunniest walls on the house, so material and installation details matter more per square foot than on a fully sided home.

Builders across the Metroplex have long put brick below and lighter cladding above. In established parts of Fort Worth, Arlington and Richardson, that cladding is often original hardboard or painted wood. In 2000s subdivisions in Frisco, McKinney and Mansfield, it is usually painted fiber cement due for its second or third paint job. Either way, it sits two stories up, facing the afternoon sun.

  • Higher price per square foot. Staging, roof protection and trim do not shrink with wall area, so a gables-only job costs less in total but more per foot.
  • The brick transition decides whether it leaks. A metal flashing must kick water out over the veneer, or rain running down the gable gets behind the brick.
  • Paint is hard to maintain that high. A factory finish such as PVDF (Kynar 500) on steel earns its cost most on walls you would need a lift to repaint.

How do DFW hail, heat and clay soil damage siding?

Hail cracks and punctures softer siding, sun and heat fade and distort it, and expansive clay soil moves the foundation and pulls joints apart. A siding job built for DFW plans for all three.

What does hail do to vinyl, fiber cement and steel siding?

Hail rarely dents vinyl the way it dents a car. Vinyl cracks, punches through or chips along the bottom lip, and sun-aged panels break far more easily than new ones. Fiber cement resists most hail but chips at corners and edges. Steel is the toughest, though very large stones can leave dents that are usually cosmetic and do not let water in; embossed finishes hide them best. No siding is immune to hail.

After a storm, photograph the damage and call your insurer before repairs. North Texas wind and hail deductibles typically run 1-5% of dwelling coverage, with 2% the most common as of 2026; on a $450,000 dwelling that is $9,000, so small siding claims often fall under it. We document damage and can meet your adjuster, but coverage is your carrier’s call, and we never waive or absorb a deductible, which Texas law (HB 2102) prohibits.

Why does siding fade and warp in Texas sun?

UV and heat break down pigment and plastic. Vinyl chalks, fades unevenly and turns brittle, which is exactly when hail breaks it, and sunlight reflected off a neighbor’s low-E windows can concentrate enough heat to distort a panel. Painted fiber cement keeps its shape, but south and west walls need repainting first. Steel with a PVDF (Kynar 500) finish holds its color far better than standard paints, so we specify it on sun-facing gables.

How does clay soil crack siding and trim?

Much of the Metroplex sits on expansive clay that swells after heavy rain and shrinks in drought, and slab foundations and frames move with it. That shows up as stair-step cracks in brick, gaps at window and door trim, torn caulk, and fiber cement joints cracking where boards were nailed tight. We check for active movement first and will tell you if a foundation evaluation should come before new siding. Then we hang panels so they float, leave room at trim joints, use flexible sealants, and make sure gutters and downspouts carry water away from the slab.

Do you install siding on just the gables and second story of a brick house?

Yes, it is one of our most common DFW jobs. We remove the old upper-wall siding, repair rotten sheathing, flash the line where siding meets brick, and install new siding and trim on the gables, dormers, upper walls and chimney chase. The brick stays exactly as it is.

Is steel siding better than Hardie board in North Texas?

Both work well in DFW. Seamless steel resists cracking in hail, needs no repainting cycle and tolerates foundation movement better. Fiber cement such as Hardie board gives the classic painted look and is noncombustible, but it is heavy, brittle at joints and needs paint and caulk renewed. Does hail damage siding in DFW?

Yes. Hail cracks and holes vinyl, especially sun-aged panels, and can chip fiber cement at edges and corners. Steel resists cracking, though very large hail can leave cosmetic dents. After a storm, photograph the damage, call your insurer and get an inspection before signing with a door-to-door contractor.

Can you repair a few damaged siding panels instead of replacing everything?

Often, yes, if the damage is limited and matching material is still available. With vinyl and older painted siding, sun-faded panels rarely match new ones, so a patch can stand out. We will tell you honestly whether a repair, one re-sided wall or a full replacement makes more sense.

Will foundation movement crack my new siding?

It can crack rigid siding and trim that is nailed tight, because the frame racks as clay soil heaves and settles the slab. We let steel panels float on their fasteners, leave room at trim joints, use flexible sealants, and flag active movement that should be evaluated before new siding goes on.

Do I need HOA approval for new siding in DFW?

In most subdivisions built since the 1990s, especially in Collin, Denton and Tarrant counties, yes. Texas Property Code §202.011 limits HOA restrictions on certain impact-resistant and energy-efficient roofing shingles, but it does not cover siding, so color and material stay under architectural review. We prepare the submittal for you.

Should I replace soffit, fascia and gutters at the same time as my siding?

If they are worn, yes. Soffit and fascia and gutters tie into the same edges as the siding, so doing them together means flashing and trim are detailed once and everything matches. It is also the time to fix downspouts that dump water against the slab.
